Home Survey

Why have a home survey?

Buying a home can be one of the most expensive and stressful decisions that you make. It is therefore essential that you are aware of the condition of the property and whether you are paying the right price.

Many homebuyers rely on their mortgage valuation report as an assurance that the property they are purchasing is in sound condition, when in fact, the report is not a survey and is solely carried out for the lender, who is only concerned whether the property is suitable as mortgage security.

Despite this, many homeowners proceed to purchase without having a survey undertaken, and often regrettably so. Ensure your investment is protected by commissioning one of our comprehensive surveys today.

Why Choose Us?

Technology

We use modern hardware and software to offer our customers: fast turn around times, quality control, user friendly reports and innovative new services.

The importance of investing in quality is especially true when it comes to home surveys and property advice.

Competitive Pricing

Price isn’t always the most important thing to consumers, but it is still a significant factor in decision making. Some consumers will prioritize a lower price in their decision-making process. However, companies that gain customers because they have the lowest price will always lose customers as soon as someone else offers something for less than that. Our pricing is fair and we can provide competitive, fair quotes that break down all aspects of our services.

Client Care

Clients would choose to spend a little more on a renovation job or product that is going to meet their needs. This mindset has been formed as a result of working with large and small scale organisations in the public and private sectors, where we have helped to resolve client concerns. Spending time on providing quality advice is more important than saving time and cutting corners.

Safe Pair of Hands

We have professional indemnity insurance cover up to £1,000,000 per claim and are a registered with the Property Ombudsman Service for additional dispute resolution.

If you need any help or advice on surveys and valuations, please don’t hesitate to call or email us, alternatively book now and request a survey and we will call you back.

Trustworthy

Along with quality, trust is essential. Being trustworthy is especially vital in the property sector. A reputation is built on trust, which is important in the advice that we provide.

Wealth of Experience

We have provided thousands of pre-purchase reports and valuations for our clients. We provide the necessary guidance whether it be to help you assess the feasibility of a property purchase, negotiate on the sale price, or prepare a portfolio for sale.

To ensure our pool expertise is ever-expanding, our Surveyors undertake continuous professional development annually and there is extensive knowledge relating to condition / defect matters, valuation, and property refurbishment.

RICS Home Survey Level 1

Formerly known as the Condition Report

A very brief report which will simply state whether there is an issue with a certain element of the property or not. Gives very little information regarding the issue and appropriate next steps.

RICS Home Survey Level 2

Formerly known as the HomeBuyer Report

Well suited towards flats but also houses which are not very complex e.g. such as a house with a relatively small floor area (e.g. <110m2). The report is written in a more general and to the point fashion when compared with the Level 3 report.

RICS Home Survey Level 3

Formerly known as the Building Survey

Suited towards larger properties, typically houses as opposed to flats; either in tired condition or which have been recently refurbished or constructed. Properties which have been heavily extended or altered may also benefit from the Level 3 Survey. Whilst our inspection process is near identical to the Level 2 Survey, the Level 3 report gives a greater level of detail and is more specific.
